Narrow side access, steps or a shared passageway can affect the build, though we plan around most access constraints as standard.
Cladding & finish
Your choice of external cladding and internal finish, from natural timber to painted composite, sits at different price points.
Extras
Underfloor heating, air conditioning, a green roof, or acoustic upgrades are quoted separately and itemised in your quote.

Is there a deposit?+
Yes, a deposit secures your build slot and design time, with the balance due in stages tied to progress on-site. The full schedule is set out clearly in your written quote before you commit to anything.
Are there any hidden costs?+
No. Every quote is itemised, covering the structural build, electrics, your chosen finish and any extras you've asked for. If something changes once building starts, we agree the cost with you before doing the work.
Does the price include VAT?+
We'll confirm this clearly in your written quote, along with everything else that's included, so there are no surprises at the end.
How far in advance do I need to book?+
It depends on the time of year, but as a guide, allow a few weeks between your design being finalised and a build slot becoming available.
